When AI agents control projects and permissions

Edition: 1 October 2026 · Category: BIM News

Product availability, deadlines, research status and recommendations describe that edition—not a fresh assessment today. Underlying source dates differ from the edition date; supplier claims and research results remain attributed, not independent product tests.

Today’s main signal is that AEC agents are moving beyond search and into the administrative control plane. OpenSpace can now use rules to create Procore projects, add users, assign permissions, and configure the integration. At the same time, Procore is adding privacy, budget, and network controls for agents. For a BIM manager, AI governance must now cover identities, access rights, integrations, and policy changes, not only the quality of model outputs.

OpenSpace automates Procore project setup

OpenSpace automates Procore project setup.

Fact. OpenSpace release notes updated on September thirtieth introduced a Procore project setup agent. An organization defines its rules once, and OpenSpace can create projects, add the appropriate users and permissions, configure the Procore integration, and keep the systems synchronized as projects evolve.

Interpretation. This is not merely an assistant reading project data. It acts in the common data environment’s administrative layer, where one faulty rule can spread consistently and quickly across an entire portfolio.

Action. Before activation, run a dry test that displays the proposed access changes. Use a least-privileged identity, log exceptions, and regularly reconcile actual access against the authoritative workforce and project registers. In education, students can translate roles from a BIM execution plan into a machine-readable access policy.

Procore manages agent privacy, spending and network boundaries

Procore adds privacy, cost, and network controls for agents.

Fact. On September twenty-fourth, Procore Datagrid introduced Private Space. Agents, datasets, and pages can remain visible only to their owner, be shared with selected colleagues, or move into the team space. On September twenty-fifth, Control Tower clarified daily and monthly credit budgeting. Earlier in the month, Procore published stable outbound internet protocol addresses for Agent Server traffic, allowing security teams to add them to network allowlists.

Interpretation. Operating an agent is becoming a managed information technology service. Organizations must govern visibility, ownership, spending, and network boundaries as well as answer quality.

Action. Define when an experiment stays private, who may publish it to the team, who inherits it when the owner leaves, and which credit thresholds stop execution. Network allowlisting must be combined with authentication and minimal permissions. A stable address does not prove that an action is authorized.

Rayon plans 3D and agentic design

Rayon raises ten million euros and plans three-dimensional, agentic design.

Fact. Rayon announced a ten-million-euro Series A led by Partech. The company says more than four million drawings have been created on its platform. Version four, planned for later in 2026, is expected to add three-dimensional capabilities, generative tools, and agentic AI able to perform tasks inside projects.

Interpretation. Browser-based CAD is attempting to advance from lightweight two-dimensional collaboration into a data-driven, three-dimensional design environment. Funding and a roadmap, however, do not prove BIM semantics, reliable data exchange, or production-grade agent behavior.

Action. Watch whether object identity survives between two and three dimensions, how IFC and DWG exchanges behave, whether dimensions and properties remain consistent, and whether agent actions are auditable. Start a pilot only when the functionality is documented and available, not on the strength of a presentation.

Vectorworks 2027: graphics, AI and geolocation

Vectorworks 2027 changes the foundation for graphics, AI, and geolocation.

Fact. The English edition of Vectorworks 2027 was released on September sixteenth, with localized versions beginning their rollout in October. Its graphics engine now uses Metal on macOS and Vulkan on Windows. A new geolocation wizard brings surveys, point clouds, geographic information system layers, and site imagery around a single survey point. AI Visualizer uses Google Nano Banana models and can reference up to fourteen images.

Interpretation. The vendor reports navigation gains of fifteen to thirty-five times and selection gains of up to fifty times. These are supplier benchmarks, not independent tests. The geolocation wizard may reduce setup friction, but it does not replace coordinate verification.

Action. Benchmark a large model on your own hardware. Verify horizontal and vertical coordinate systems, control points, and the behavior of imported Revit, DWG, and geographic data. Treat an AI-generated image as communication material, not as design evidence.

Bluebeam Max academic access

Bluebeam Max becomes available to eligible students and educators at no additional cost.

Fact. On September twenty-fourth, Bluebeam announced worldwide academic access to Bluebeam Max. It includes Revu, AI-assisted review, automated markups, document comparison, Smart Review, Smart Overlay, Magic Markups, and a Model Context Protocol connection to AI systems.

Interpretation. This lowers the licensing barrier for teaching real digital review workflows. An AI-created markup, however, is not a professional decision or a contractual instruction.

Action. Use drawings with known defects. Measure accuracy, false positives, traceability, and human approval. Avoid confidential files until the data terms are assessed.

Graphisoft AI Visualizer lifecycle

Graphisoft AI Visualizer version one will shut down on October ninth.

Fact. Graphisoft says the infrastructure supporting AI Visualizer version one in Archicad 28 will be fully retired on October ninth, 2026. The company says AI Visualizer version three will arrive with Archicad 30.

Interpretation. A cloud AI feature may have a shorter life cycle than its BIM project. Reproducing an output later depends on preserving the model, prompt, settings, and service context.

Action. Before October ninth, archive inputs, prompts, settings, and approved outputs, and define an interim alternative. Version three is not an available replacement until its release, licensing, and regions are verified.

ISO/IEC 27017 and cloud responsibilities

ISO and IEC 27017 has a new edition for cloud security responsibilities.

Fact. The second edition of ISO and IEC 27017 was published on July twenty-seventh, 2026, replacing the 2015 edition. It provides cloud security guidance based on ISO and IEC 27002, with additional controls for cloud customers and providers across public, private, and hybrid environments.

Interpretation. As AEC cloud and AI integrations expand, responsibilities for identities, keys, logs, backups, incidents, and data location must be explicit. The standard does not replace ISO 19650 or ISO and IEC 27001.

Action. Update the responsibility matrix for common data environment suppliers and integrations. In contracts, verify incident notification, data return, deletion, and subprocessors.

Analysis and practical actions

Today’s analysis. An agent that controls projects and permissions becomes a privileged administrative system.

Many AEC AI pilots have been judged by answer accuracy or time saved. The OpenSpace setup agent shifts the center of risk. Automation can create projects, add people, assign rights, and connect two cloud platforms. This is a control-plane function, not simply data analysis.

Two technical layers should be separated. The data plane contains models, drawings, photographs, issues, and reports. The control plane contains the project register, identities, roles, access policies, integration credentials, agent owners, budgets, and deletion rules. A wrong conclusion in the data plane may damage one report. A wrong control rule may expose hundreds of projects to the wrong group.

The opportunity is to apply one standard across a portfolio and reduce manual administration. The main risk is that a faulty rule or outdated workforce register becomes a multiplier. Other risks include overprivileged accounts, access that remains after departure, synchronization conflicts, orphaned agents, and uncontrolled credit use. Procore’s current recycle bin retains certain deleted uploads, but restoration is not yet supported.

In ISO 19650 processes, BIM execution plan roles should connect to an enforceable access policy. Yet permission is not information status or approval. Every automated change should preserve the policy version, initiator, proposed difference, approval, execution identity, and result.

For education, this expands BIM training from modeling into identity management, shared cloud responsibility, and reproducible audit trails.

Five practical steps follow. First, inventory administrative operations and separate reading, project creation, permission changes, and deletion. Second, use a dedicated least-privileged identity. Third, require a dry run, visible difference, and human approval. Fourth, reconcile desired and actual state daily and test access revocation. Fifth, establish an incident and recovery plan with retained audit evidence.

The conclusion: AEC agent maturity can no longer be measured only by whether the agent understands a model. It must also be measured by whether the organization can constrain, approve, reconcile, and reverse the agent’s administrative actions.
